TPO, EPDM and Single Ply Restoration
One common misconception is that roof coatings are not as durable as 60 mil TPO. This is nonsense. Many of the roofs we restore are either 40-60 mil TPO or EPDM and were originally installed 10-20 years ago. The good news is, these are perfect candidates for roof restoration. Oftentimes we utilize a fabric reinforced fluid applied membrane that simply adds to the existing membrane, reinforcing and utilizing every bit of life left in the existing membrane. All roof membranes will eventually deteriorate with the sunlight exposure and abrasion from the elements. TPO and fluid applied membranes both generally deteriorate at a rate of about 1-2 mils per year. Let’s just say your 15 year old 60 mil TPO roof has deteriorated to 40 mils and is starting to leak in a few areas. If you restore your roof with a 60 mil fluid applied membrane, you would essentially end up with a 100 mil membrane. In theory, your new roof could last as long as 30-60 years before deteriorating to the point you started from. At that point, you could likely apply another treatment and you would have another 30-60 years. The cost of this process is almost always a fraction of the cost of a full replacement of TPO. Add to this the simplicity of any potential repairs or the reduced cost of restoration and full replacement seldom makes sense. Your roof could outlast your entire structure.
